Recent shifts in the Calgary real estate market have had a noticeable impact on condominium sales – particularly with respect to pricing on luxury, high-end units. Due largely to economic concerns stemming from the downturn in the oil and gas sectors, condos in Calgary just became a little more affordable. The drop in prices is very good news for investors looking to enter the market and for those sellers who can afford to rent out their unit for a period until the market swings back.
Whether you are a newbie investor or an owner/occupant of a condo unit who needs to move but does not wish to sell low, here are a few basic tips to guide you along the path to becoming a successful condo landlord. Understand from the beginning that not all real estate is created equal and the duties and responsibilities of a condo landlord are somewhat different from those associated with renting a single-family home.
Work with an experienced condo Realtor. – An experienced condo Realtor, knowledgeable in the intricacies of the local market, can help you list and market the unit for rent, and direct qualified tenants your way.
Familiarize yourself with the rules & regulations of the condo association. – In reviewing the by-laws of your condo association, the first order of address is to confirm that unit rentals are permitted. If there is a waiting list for rental units, get your unit on it ASAP. Once you have verified that rental of your unit is allowed, be prepared to share copies of all condo rules with prospective tenants. Bear in mind that any violations relating to your tenant’s use of the unit and common areas will be directed to you, as the owner of the unit. Your prospective tenants must understand this and be willing to comply with regulations relating to everything from window coverings to pets and parking spaces.
Establish a fair market rental for the unit. – This is another area where your Realtor can be a great help. You certainly do not want to establish a rent that is too low, but you also do not want to overprice it and lose the tenants to other landlords. Your Realtor can help you fix a rent in line with the market for your building and neighbourhood.
Obtain credit checks and landlord references for all prospective tenants. – The last thing any landlord needs is a deadbeat tenant who pays the rent late, fails to pay at all or trashes the unit. This is why background checks and prior landlord references are so important. Proper screening will help ensure that the tenant you sign a lease with can afford the rent, will pay each month in a timely manner and treat the unit with respect. One bad tenant cost you thousands of dollars in repair and eviction costs.
Consider creative options when competing for quality tenants. – If you find yourself in a tight market with a shortage of qualified tenants able to pay the rental price your condo unit demands, consider some creative marketing incentives to attract tenants and seal the deal. Savvy landords have been known to offer everything from a month’s free rent to a pre-loaded debit card to a free week’s stay at your vacation property. Think about what you have to offer to separate your unit from the pack and attract tenants looking for a sweet deal.

As the summer of 2015 comes to a close, the Calgary real estate market reflects the uncertainty of the area’s economy, but the energy industry’s problems have yet to make a significant impact on property values in and around Calgary. The latest statistics show that while prices are no longer climbing in many neighbourhoods, they are not dropping either. Overall, the Calgary market remains fairly well-balanced with neither buyers nor sellers wielding a clear advantage.
At the start of the year, some experts were predicting major real estate value drops in Calgary in response to plunging gas and oil prices and energy industry layoffs, but that has not happened to date. The latest statistics released by the Calgary Real Estate Board (CREB) on September 1, 2015 indicate that August’s benchmark price for all residential (detached, attached and apartment) properties in Calgary was $456,300 – nearly identical to the benchmark price of $456,700 posted in August of 2014. These stable overall market numbers do not extend to the apartment benchmark – $294,100. Calgary’s apartment sector has experienced a slight 1.44% decline in benchmark value during the same 12 month time period.
Any examination of the state of the Calgary real estate market should make note of the fact that market conditions vary considerably throughout Calgary’s diverse collection of neighbourhoods. While the overall trend is toward stability in pricing, some areas of the city have seen diminution in value while others are still seeing multiple offers on highly desirable properties in the right location. The recreational property market centered in the mountain and lake regions immediately surrounding the city remains strong. American buyers, buoyed by a strengthening U.S. economy, are once again looking to purchase second homes in Alberta and Calgarians are looking to vacation closer to home in view of the current U.S. exchange rates.
The Calgary real estate market will undoubtedly continue to respond to the general uncertainty in the current economy. Continued or increased unemployment is bound to impact supply and demand for housing. On the upside, however, consumer optimism remains strong. In its Mid-year Update to its 2015 Economic Outlook & Regional Housing Forecast, CREB remarks that “Positive long-term prospects and reduced concerns about the bottom falling out in the near term could minimize the pullback in demand, keeping market conditions in relatively balanced territory and preventing further aggregate price declines.”

Real estate is a highly competitive business. When you list your property for sale, you immediately enter into competition with every similar property in your neighbourhood that is for sale. You are all competing for the attention of buyers. Even in our digital age, very few people purchase a property sight unseen. Phone inquiries and internet hits are all fine and good, but in order to sell a home, you really need to generate floor traffic and showings.
If you are working with a Realtor and have not had many showings, you need to sit down and pinpoint the problem. There is a market and a buyer for every home out there, including yours. You just have to find them and invite them in. Start by focusing on those factors that are within your control. You cannot change your neighbourhood and there is not much you can do about your competition, but there are some things you can definitely do to drive traffic toward your property.
Make the home available and easy to show.
Even though it may be inconvenient, you really have to be ready to let prospective buyers into your home at a moment’s notice. Your Realtor must be reliable and reachable and so must you. Buyers often view several homes in a neighbourhood at a time and if the house is not available for a showing when they are around, you could lose the opportunity. Homes that require too much advance notice and complicated instructions for showing are often a turn-off for buyers and their agents. In addition to being accessible, the home should be tidy and free of pet odors, if possible.
Make sure your marketing is up-to-date.
Marketing is the responsibility of your Realtor and to maintain a competitive edge in today’s world, homes are marketed using both traditional and digital outlets. It starts with good photos and perhaps, a video that entices buyers to want to see more. In addition to traditional advertising through signage and newspapers, your property should appear in the local MLS and a host of other internet sites catering to buyers in your area. Your Realtor should be familiar enough with social media to arrange for well-placed postings on Facebook, Twitter and other sites.
Make sure the price is right.
There is no quicker or easier way to discourage showings than to overprice your home. Your sentimental attachment to your home does not necessarily translate into real value. That is one of the many reasons you need a professional Realtor to price the property from an objective point of view – free of emotional attachment. If you are not getting any showings, the first thing to ask is, “Are we priced right?”
These are just a few of the items to consider when listing your home for sale. If you are not getting the foot traffic you feel your home deserves, sit down quickly with your Realtor and strategize to increase the number of showings. Price it right, market it effectively and stay accessible to real estate agents and their buyers, and the property will sell itself.

The Calgary real estate market has witnessed a major boom in condominium development and sales in the past few years. It is fueled by the influx of people wanting to move to condos – a part of an overall urbanization trend. More and more home buyers, many of which are young, single professionals, dual-career couples or empty nesters looking to downsize, are becoming attracted to the condo lifestyle.
Although condo living represents the perfect blend of affordability and simplicity for numerous home buyers, it doesn’t always follow that it’s what everybody wants. Here are a few considerations to keep in mind when deciding if a condo would be suitable for you:
Pros
In many instances, a condo purchase is simply the more affordable option than a single-family home. Reduced square footage and property means reduced expenses, which is particularly beneficial when it comes to saving for a down payment. Condos require less maintenance – a LOT less maintenance. The fact that they require little work means that many on the market are truly in move-in condition. A good number of today’s consumers are no longer attracted to the classic suburban tract home with large yards. Young and older buyers alike are looking for a more carefree lifestyle that provides plenty of time for leisure activity.
Some condo buildings and associations provide round-the-clock security for residents. This greatly contributes to a heightened sense of security for the occupants. If downtown living is what you seek, then the condo life is probably the right choice for you.
Cons
Generally, condos are more susceptible to downward fluctuations in value. In weak real estate cycles, they tend to depreciate faster and appreciate at a much slower pace than single-family homes. This is a distinct disadvantage if you are not intending to stay for more than 5 years.
Definitely, the lawn mowing, snow removal and exterior upkeep will be taken care of. However, someone still has to pay for such services. Membership in a condominium association comes with a price, and it is in the form of monthly homeowner association fees. This is actually your share in the maintenance and repairs of the building. You would need to add this to the principal and interest dues under their mortgage loan when calculating the affordability of a condo unit.
If you have children or just like to relax in a backyard, realize that in a condo, your activity will be limited to the community’s common areas. Although it is free for use, it is important to know that condo association membership comes complete with a long list of rules and regulations governing everything from pets to outdoor grills to window treatments. Some people find this reassuring and necessary, while others take offense at the very notion of being told what to do. If you are a non-conformist at heart with little patience for rules and regulations, condo living may not be for you.
Condo living is a lifestyle choice. Take a minute to carefully deliberate on all the pros and cons before deciding if it’s the perfect fit for you.

When taking stock of a home’s best features, updated bathrooms, custom-built kitchen cabinets and expensive landscaping are usually the focus. The dictionary defines transition as “a passage from one form, state, style or place to another.” If you think about it, you will realize that every day of our lives involves some sort of transition – whether it is physical, emotional or spiritual. Even though we are in that continuous state, most of us still fear change because it tends to jolt us out of our comfort zones. The best way to handle it is to merely stop resisting and just embrace the opportunities and challenges that come with it.
Many baby boomers today deal with housing progressions on several different levels. Simultaneously, as they wave goodbye to their children leaving the nest, many also attend to the housing essentials of elderly parents requiring nursing care or assisted living. Many active boomers and retirees are equally interested in splitting their time and spending the winter months in a warmer climate. If not properly managed, it can be very stressful. Not surprisingly, many of my clients are eager to shift to a more simple, carefree way of life.
The decision to sell the family home is a big one. Any move will merit careful consideration and planning. Your buyer is out there somewhere and the best platform to reach them is through the MLS.
Realtors are Objective
Property owners are notoriously sentimental when it comes to their own homes. There is simply no way to remain objective when talking about something you’ve poured your heart and soul into. An experienced Realtor removes emotion from the equation and shields his or her client from the stress inherent in the daily twists and turns of real estate transactions.
Those who go the FSBO route almost always find they haven’t saved any money at all when it’s time to close the deal. Do yourself a favor, save yourself time, money and aggravation – work with a pro.

Looking at homes is a fun experience for most buyers, but spending excessive time looking at the wrong homes can become frustrating. Most people want to see enough properties so they can make a purchase with confidence. However, seeing too many homes can become overwhelming and make it even more difficult to make a decision.
Here are four tips to narrow down your search and find a home that works for you:
Determine your ideal neighbourhood. Are you looking for an older home in a mature neighbourhood, or do you have your sights set on something fairly new with modern finishes? In addition, think about other important factors, such as the schools within proximity, access to amenities and your travel time to work. Establishing your preferences will help you decide on the right area for you.
Consider the right type of home. How much space do you need? Buying a smaller place such as a townhome or condo might be the right decision for a limited budget, but don’t forget to think about your long-term needs. The longer a home suits your needs, the more equity you can build up over time.
Establish your budget. Speaking to a mortgage professional should be one of the first things you do as a home buyer. Find out how much money you will need to put down and determine your maximum approval range. Based on these figures, consider how much you are actually comfortable spending. Don’t just look at the purchase price, think about your monthly budget.

Last year was an exciting time for the Calgary real estate market. Prices rose, demand was high and sellers enjoyed plenty of competition once their homes hit the market. Calgary’s growth made headlines across the country and many outside investors staked their claim in our city’s steady growth. Sales increased nearly 10% compared to 2013 and the average price rose by 5.8%.
Increasing values inspired those who were considering a move to start looking sooner than later. The same will hold true for 2015. Relative to the other large urban cities in Canada, Calgary’s cost of living and real estate prices are still quite low. It’s safe to say that values have a long way to go before they reach their plateau. Fortunately, available inventory is in a much healthier supply than it was this time last year. Buyers have a little more to choose from, and may be less likely to find themselves in competition over and over again.
Whether you are employed in Calgary’s oil industry or not, the recent headlines of the decreasing price of fuel has captured everyone’s attention. If prices continue to decline, economists are predicting a slowdown in the Calgary real estate market. What will this mean for consumers? It’s too soon to tell at this point, but it’s important to remember that Calgary’s economy is leveraged in several other major industries which continue to demonstrate positive growth.
If you are thinking of making a move this year, you are in a great position to capitalize on what might be the last of the Bank of Canada’s ultra low interest rates. The finance minister hasn’t said anything yet, but analysts are predicting that 2015 will be the year that we see a slight uptick in mortgage lending rates. If you plan on buying a home, speak to a mortgage professional about getting a pre-approval in place. Your lender may be able to provide you with a rate hold for up to 120 days in case the rates go up before you buy.

Happy New Year! I hope you enjoyed the holidays and found plenty of time for rest and relaxation. 2014 was busy and eventful, and it always feels refreshing to turn the page on a brand new year. It’s time for a fresh start and the anticipation to accomplish goals for another twelve months. I like to reflect on what I have achieved last year and what I’d like to improve on this year. It is another opportunity to push ourselves to a new level of success.
Surround yourself with people who inspire you. As the saying goes, “It’s hard to soar with the eagles if you’re surrounded with turkeys.” Whether your goals are personal or professional, positive people can inspire you to aim high and challenge you to grow. Look for qualities that you admire in your peers and find ways to incorporate those good habits into your routine. Better yet, find a mentor to keep you on track and hold you accountable to stick to your plan.
Attitude is everything. You’ve heard it a thousand times, but being reminded to keep your attitude in check is invaluable advice. Being positive will help you appreciate your successes, combat your personal challenges, and see the potential in the opportunities before you. Take some time every day to give yourself credit for your hard work and be thankful for all the blessings that surround you. Keeping a Gratitude journal can be a great help and inspiration.
Never stop learning. Continuous improvement is the cornerstone of personal growth. Many people leave school and education behind once they begin their careers, but don’t make that mistake. Be sure to allot time in your schedule to keep learning. There are so many ways to expand your mind and enrich your life. Read a great book, sign up for a cooking class, or plan a vacation to a country you’ve always wanted to explore. I love to read and travel – both have been great learning experiences for me.
